Probably want to power wash the deck first and then paint and seal.Sometimes you can just flip the boards over and they look like new underneath and re-install.

In this letter i would explain to them that some repairs that have push off in the past are going to be taken care of and you would like everyone to make a list of repairs that have not be done in the past.

When I look at investing in a SFR versus a multi family property, I can't help but feel like I should just strive to put together a deal on a 4-8 unit building.Is there anyone experienced out there who in hindsight wishes they had pushed straight ahead to multi family?

The locations should be in and around major cities with the potential for economic growth in the next 3-5 years which will push up values. 

Everyone pushes this Red Flag deal with selling all this programs and snake oil books, and I have never heard of anyone going to jail or paying a fine, and most auto dealers don't follow the Red Flag they have their own in house compliance.
