Before you start looking for a mentor, I'd suggest the following:- Listen to every BP podcast: you'll learn a ton and figure out what aspect of investing really interests you.- Get active on the forums and start attending local meetups (or start one!)

We would also readily take refferals for any of the following: -REI group info (one that ppl actually go to?)

Now, the good tenants usually follow up and explain the situation and once they pay, tell them to just disregard the notice, and that it’s just part of the process, nothing personal. 

And you can bet that whatever you end up paying for the property will be what the new valuation will be the following year unless its lower than the current value in which case you need to protest.

I am beginning to narrow down my search and the criteria that I am considering is as follows: Population size/GrowthWhere are people coming from? 

Should I follow up with her and let her know that I can get the house sold so she can benefit from the current market trend that is slowly starting to shift?

Frankly, as I am 90 days in with no progress on collecting on their “guaranteed rent” program, I had have to advise it appears to be a marketing scam they have no intention of following through on - as always, caveat emptor.

In addition to what Wayne said the seller will have to pay imputed interest gain and will make almost or maybe ZERO cash flow if he takes this to an accountant .. or anyone who knows anything about these seller carry backs your going to have push back I suspect unless your paying WAY over market.I have sold a lot of my OREO over the years with ZERO % owner carry but always set them up short term.. 30 months 40 months that sort of thing ..

I am considering selling the one good furnace and not run any ductwork to the apartments and replace the system with electric baseboard heat (or any other suggestions that you may have).My concern is tenant push back on higher electric bills for heat.
