If your loan officer does not offer both and cannot explain to you in meaningful ways the pros and cons you will want a new loan officer. The biggest pitfalls I see from newbie investors are:Using a Realtor that is not an investor- most choose a friend, family member, or and while those people may be great to work with for a traditional home they will often not be able to help you find a good investment, and then what's the point.Using a Loan officer that is not an investor-  I see this all the time and I just have to shake my head.

hello BP. this post should be help so many others .After doing the math, it seems like the ROI cold calling using VA's is much Higher than the ROI using DM.therefor, I'm considering to use VA's to do the cold calling for my busniess .it seem like not a lot of information regarding this topic can be found on BP.I mean, there some info, but its a mess and I cant really get the idea of how the whole picture should looks like.if there is any hero's out there with experience, good or bad, with managing VA's doing cold calling and willing to share please take your time and add value to BP and to me . topic I have on my mind - scripts to train the VA-how much do you pay VA and how your choosing them -what lists you like to give them -pros and cons and every piece of information you have on your mind will be amazing.I'm trying to get the whole picture btw - that what I was thinking .3 VA TIME - 3:30 - 6:30 PM ( 3 hr a day, best time to reach people)108 people on the phone a day (12 people an hour per 1 VA)monthly - speak to 3240 people a month total monthly hours - 90 hours (30 days 3 hr a day)total cost - (90 hours X 3.5$)x 3 VA's = 945$ a month .that's should bring me one sell. best regards to the hero's , and to bps members
