If there aren't two ways out of all of the bedrooms (common with basement rooms), then you might have to install an egress window, or quit calling a particular room a bedroom.You mentioned the fireplaces; why aren't they safe? 

Rent is 550 for each unit with all tenants having lived there 3 or more years. 180k as is. 90's homes with new hvac installed in 2014.

Usually they have (20- 30) days to reply/answer a complaint, if they even do at all… Otherwise, just be able to show that you noticed the tenant properly (certified mail) of your intent to end tenancy and have everything ready to go and  file on the first business day of the holdover.
