I make renters initial a short clause (one of seven) that states they were given an opportunity to inspect and are essentially accepting it in "as is" condition with no promise to do additional work or cleaning unless it's agreed to in writing prior to occupancy.I get many renters every year - mostly moving here from other states - that rent places without even looking at them in person.
