@Jonathan Valle You can search the forums for probably 17 years and read endlessly on this topic and realize that everyone is going to have a different answer.Things that people seem to mostly agree on. 1) If you invest in your own name you can get better mortgage products.

Chris, have the property inspected as a newbie in RE, get an appraisal or a BPO at least.When seller financing is offered by an investor, they are usually asking too much, financing doesn't add value to real estate, the other issue is they usually know if there is a financing issue, defects that won't fly conventionally.

I went to the city hall to pick their brains about what might work best on this parcel (they took me seriously even though I indicated I was new to this), and they suggested that any low-income housing would be rejected- and the best way to get proposed plans to go through would be by building a product that appeals to young professionals & graduate students (location is super convenient to local university.)
