What is the process and fees associated with obtaining your real estate license in the state of South Carolina?

Hi BP,So I am looking to get into multi family properties in the pretty near future and I just wanted to get anyone’s 2 cents that owns a commercial multi family property and to see how you started.I have one rental property now that I live in (house hacking) and i am in the process of doing a HELOC on the property.

Have a few peads in my home town have some people I can send to even inspect if I was to get anything under contract just would like to know the proper steps to take beginning this process thank you!

But as I'm seeing now even after the most thorough application process it's possible to get a bad apple. 

This is just the latest in an arduous process, to find the deal under market value on the land, rezone it to multifamily district (long and costly process), permit a six suite rental (difficult with many technical fire code and structural engineering challenges), build the units (using all my experience in home building and every possible favour and technique learned over the years to project manage), get financing to finish construction (from a private lender after the bank lenders totally dried up on this type of financing), and pre lease the units while under construction to quality tenants.  

We are in California.He just passed away today, so I'm beginning the process of transferring assets from his trust to my accounts (which is what the trust says I should do, since I am also successor trustee on that trust), once I get death certificates in hand. 

What was to process to be able to do that and have them trust you to manage their properties?

Based on this criteria for every 100 people I get registered, the prequalifucation process usually generates only about 10 leads. 

&ms... and finding the appropriate properties (keep in mind this is a much longer process)
