To get a second opinion, I reached out to a different firm, explained the situation, and they gave me the same answer. 

Their price structure is probably different but I would use any free consultation available with all law firms that are specialized in asset protection before deciding what structure to use.Also this firm and one it’s lawyer (Clint Coons) have great YouTube channels that will give you a plenty of free information to educate yourself about some of the structure that you may consider.

In short: much more landlord friendly, property taxes do NOT reassess on the sale, and the laws are quite different. 

Because both of those are affected by different metrics which you need to essentially measure each one individually before you can really come up with a good decision. 

Your situation is more convoluted but not all that different.
