The strata seems to be well managed and there is a good sized contingency reserve fund of ~$300k available.2) With the property being vacant I should be able to get market rents for it of around $2700 per month, but I do know that will be low increased over the years.3) I have started looking at other markets, but since this is my first and there would be tons of learnings from self managing my first rental I would like to stick to buying in my town.4) I have factor PM fee in and it would leave me with a smaller cashflow or at the least it would be breakeven.

I’m talking with them the lot rent was such a huge portion of the rents and repairs were constant that they never really got much for cash flow to speak of.

Other potential requirements are size (10'X10' as one example), having a closet, having heating to the room, having proper electrical outlets in the room, etc.Look up your local municipality building codes to ensure you have it as a legal room with permits so it can be added to the assessed details/title.

tenants pay all utils. including trash/water/sewer/etcPITI is $370/mo ; rent is $800   I was able to get this  home withotut a down payment.. we got it out of the estate's name.. then brother quit-claimed his portion to me.. i then  did a cash out "refi" to pay out brother.**3**the "plan" was to wait until spring 2022 to purchase the next adventure(seems as all my tenants are on M2M  i cannot use the rental income until it hits my Sch E, so had planned to wait until after taxes)but i never stop looking and found a duplex in the next town over (Racine, WI)Another over/under Duplex ~ 1,000 sq/ft per floorLaundry/storage in basement, small garage as listed tenants were paying $675/$69525% down as it  is an investment on $150KPITI+water is ~$900/mo  gross rent is now $1695/mo and still has  room to grow.
