Very poor and dirty neighborhood out of multifamily buildings, class C-D, couple vacant small apartment buildings in the area.

Your standard estate plan is still 100 years behind the times, and families have devastating costs due to poor traditional and outdated estate planning that have nothing to do with asset protection.

As previously discussed, many of these properties are overpriced due to demand exceeding the supply which has led to them being a poor investment for new investors-Especially ones not able to appropriately evaluate a deal.  

At this time I just want information on making smart decisions.

There's "hardship" appeals, that would give you a rent rise to just over neutral cashflow, that may be the best you can do.http://www.state.nj.us/dca/divisions/codes/publica...EDIT: Did some googling and ran across this sh*tshow of a court decision.
