The comps the appraiser use was the lowest comp to come up with the value.

If you are the LL, either an attorney can write one up pretty quickly if it's a complicated lease with special provisions, or your State Association of REALTORS should have a promulgated form you can use (I've had people pay me $150 to write on up for them in Texas where I'm licensed). 

They ended up owning the house for 7 years and renting it out for below market rent before an act of the legislature and the signature of the governor before it could be sold.

Nobody in the industry will do these, your going to need your rich uncle to step in & lend you capital, come up with cash, or pull equity from another source.

Personally, I'm betting my own money on it, looking for investments now that our inventory has creeped up to about 4 months supply, which is still pretty low compared to most markets.  

You could also lock yourself up into a contract that is not in your favor for too long and miss out on other opportunities.
