Just trying to sort out the details about how it all works as a Canadian.I am just wondering if anyone can give me a basic overview about what its like as a Canadian investing in US real estate?

But if you plan on doing more spec homes, the LLC would likely offer more benefits through legal protections (obviously speak to your attorney about this) and potentially tax savings if you look to file as a S-Corp.

The only disadvantage would be that you would most likely not be able to get financing for this property, but if you have the cash to invest, it should work out very well for you. 

Does something like a "property maintenance company" exist?

@Dawit Wo - looks like a decent deal on fees - I'd be able to accommodate the following for a DSCR loan at a 7.50%.

It doesn't sound like you're using a multi-family spreadsheet calculator to underwrite your deal. 

This sounds like a Looney Tunes short!

They already know what it's like.  

And the money could not come from the real estate agent because they would likely be violating the Real Estate Settlement Procedures Act (RESPA).
