The law has kept those property taxes artificially low, regardless of how much their true real estate value increased over the past 10 years. 

Some people submitting an application will give you the phone number of a friend, family member or other person who will lie for them, posing as an employer or a past/present landlord.

Fayetteville real estate investing is pretty good, though recently it's getting MUCH more competitive than in past yearsnone of the good deals in Fayetteville stay on market long. your best bet is to talk to realtors and hunt the market often, when a deal comes you need to move lightning quick.

In the past 10 years I have bought two, two family homes, two 10 acre lots, one condo and my personal residence. 

No cash back on owner occupied only investor loan.I have built homes and some rentals in years past and owned rental properties all through bank or conventional financing. 

I would also be sure to ask for proof of insurance or a bond...referrals, images of past projects, etc.

Check, money order, cash, ACH, google, deposit-only debit card, whatever, get that rent to me and I'm happy.For digital payments, I have used Cozy in the past, which is great.
