When you purchased your property, you most likely received a warranty deed that included a guarantee that the title was good and free of any claims or interests by third parties.

They moved out in the middle of the night in month 11, leaving dog poop all over the carpeting.Part of it is probably laziness, part is probably not wanting to interact with the landlord, and part of it is that they don't have the skills to recognize what will become a bigger issue if left alone.  

But, and this is the key part, is that every time we come over there, there's something new that's broken.

I have also found that the investors who stand the test of time do so because of their residual income... so it's always wise to have some rentals cranking in that cashflow! 

It used to be that maybe 10% of that last 1/3 were sold to third parties. 

I think Denver stands a better chance than most to weather a FED hike with no ill effects.

Your IRA can own a single member LLC or invest into an existing LLC that is not currently owned by you or any disqualified parties (your spouse, your parents, your children or their spouses).  

I have never needed to use it so I can't guarantee that it would stand up in court.
