I know that we've run the gauntlet over the years, all the way up through enterprise style solutions and customized software packages.

(If you don't have that much, find an experienced investor and go in together, it will make the lending more promising).Without experience they will likely require you to have professional management so be sure to add 10% of gross rents into your #'s, and include it in your presentation package for lenders.

On the other hand, while the seller's net should be the same, there is a psychological element on the seller's side and it would seem that one way should work better than the other.  

You could make display shelving there so you can still see through, it will add a decorative element & I believe it would cost less than installing a bar area.

Generally speaking, how do you approach making an offer when the marketing package essentially says it has little income and it needs significant work?  

My impression is they put a good, entertaining salesman up there to pitch the 3 day event, and reading up on it, it sounds like there would just be more of the same to get you to spend more on the 25k package..

Plus....it separates your investment from earth and elements below.
