How to Sell My First Package Deal?

Hello all,

I've been working with a friend for about 6 months now. He owns 12 Single Family Homes on the South Side of Chicago Illinois. They are all Section 8 properties, all renovated and occupied for years.  I have been going back and forth with him to lower his price on the deal in order to make it worth it for an investor and finally this Friday he seemed very desperate to get them off his hands. The challenge is I have been stalling in order to find a buyer for him so I can make some money on the deal as well since I've been working with him for a very long time. This is the type of portfolio they call "Turnkey" I would assume.

Any suggestions how to move forward so I don't get forgotten on this deal??
