Hey BP Community, My wife and I bought at the peak of the housing boom in 2022 in Austin and likely overpaid, but it didn't bother us at the time as we really just wanted to win our first home after 10 previous offers not succeeding.

A unit renting for $700 probably can't go straight up to $1,200 overnight with no updates unless your property looks like the other ones in the area renting for $1,200 and offers similar finishes/ amenities. 

That is reason I like to go through referral first then go more detailed questions to those PMs.

Yesterday I attended a meeting of Connecticut Real Estate Investor Association and it felt like it was primarily occupied by people who knew little about real estate and wanted to be spoonfed information by an expensive coaches?

1st, I don't like quick claim deeds.

I like that access to the beach is a lot easier than in Destin, Miramar and 30A.

It sounds like somewhere… and if you want that to be now, you have to figure out how to step up to it.
