YouTube and Google are your best friends when you get stuck.Painting and clean up are the easiest, followed by drywall and tiling (drywall requires a lot of patience due to having to use multiple coats of mud), and then comes plumbing and electrical.Get the right tools for the job - a good cordless drill and saw, trowels, paint brushes, etc. the extra few dollars will save you a lot in trips to the store and lost time.

I would look for records with that address going back for the local newspaper blotters, which will track for misdemeanor activity if the paper's upto date and online.

Moral of the story, you may not have a mortgage that does use it, HOWEVER, please don't confuse that with any silliness of knowing that is simply a tool in our belt to disposition a file that often times, the street level guy is naive to.This idea that, and I hate to sound, well arrogant, that mortgages are easily fooled or are easily convinced for other reasons, such as debt service, is ridiculous and dangerous.Want the easy math, do the IRR on an early payoff.

@James Wise made a good point.. you need a full time job to get financing if that is one of your tools you will be using to purchase rental properties.There are lots of people here on BP that can help you without you spending $$$$ on classes from the self-claimed gurus.
