If I were you I would go and in-person interview different PM's.  

If the loan amount is greater than 80% you will need two pay the difference at closing plus closing costs.

Only difference/addition for me is I charge the partnership an acquisition fee and our split is 50/50, but we are using a BRRRR strategy so there is more to it than deal by deal.

The bigger issue is under writing is a bit different with a house hack than a rental.  

You can raise rents but there will be different lengths of time that you have to provide notice depending on how long the tenant has been living there.
