Just from personal experience, do not pick the cheapest option, I have noticed when I pick the cheapest option it ends up taking twice as long. 

However when I double checked everything before sending a contract through I noticed that zillow had confused me and my numbers are way off.

If you notice the missing units at the day of closing, then the seller is most likely a big concern.  

I don't get why people can do the simple thing like give proper notice (or change air filters).
