This is tougher to navigate with a disabled child.  

Everyone has a different strategy in how to navigate this area, but to max out your mortgage amount when potential inflation in the future can be something to at least be cautious about and read into.

I am happy to have a lot of interest, but I need help navigating this specific tenant scenario.We have at least 2 sets of renters who are very well qualified. 

However, talking to them is a good start because they may  be able to petition to get her into inpatient mental health through the courts if they see the extent of it and can successfully navigate that system.

Lets face it real estate investing has many moving parts and many seen and unseen variables that we as investors must navigate all at the same time. 

Look at what the rules are in each market that interests you - all three that you named have their own sets of regulations (Vegas is super strict) and you'll want to be comfortable with navigating those before you take any further steps.  

Work with an agent who has experience navigating these types of transactions and you should end up OK.
