It’s the same concept, just different vehicles.

Currently I am working in a small advertising company and looking for opportunities to delve into Real Estate as a full time career, and investment vehicle. 

Don't extrapolate last 3 mos of data over the whole year as people usually wash vehicles less frequently in the winter.Do you have revenue and expense numbers from the seller that you can post on here?

On a pre-screen.(1) I verify their needs - how many bedrooms, location, how many vehicles, pets, when are they looking to occupy etc - to make sure there is a fit. 

Just off the top of my head:- One sided reviews wherein the fairness or accuracy of the review is unmonitored; - Hefty skimming fees charged by the middle man;- Penalties to the host for denying scam stays or individuals attempting to break house rules (parties, animals, etc);- Search and listing penalties for enacting policies designed to protect/provide more security for your property (non-instant bookings, higher minimum stays, etc);- No vetting whatsoever of people who sign up to use the service, leaving the host to sort out the bums from the honest people (and take the penalty for tossing the bums aside).In my opinion AirBnb & VRBO (and Booking, to a lesser extent) have been vehicles for an arms race to the bottom.

On top of that it has number of other benefits (such as contribution limits nearly 10X higher, exempt from UBIT on leveraged real estate, access to your retirement funds tax-free via participant loan and more) making it superior vehicle compared to IRA LLC.

When he pushes for a reason I can't/won't do it (this guy knows I have pulled and rebuilt engines in multiple vehicles), I tell him:If I do this job, it's going to take 6 months, as I have a lot of things going on;There's no warranty at Joe's garage - if I bust something, or something else goes wrong, you're on your own;We have to live next door to each other, and this is only going to either make you mad (too long, too expensive) or me mad (too long, poor expectations).My intuition was right.

As you know, real estate is a reliable vehicle for regaining control of your time and your life. 

Got on a tight budget and saved, drove vehicles for 8-10 yrs.
