Hi all, I have been house hacking for a few months now and my tenants above me allow their kids to ride scooters in the house.

Currently yielding $850 monthly ($600 after projected vacancy and budgeted maintenance)

I know someone buying properties in the Tampa Bay area that around 2018 year built.They have a unique rental strategy that is grossing around $4200-4500 per month as long-term rentals.

Doing so, with preliminary numbers, would reduce our monthly income by a $150 or so since we would have a mortgage on the cash house plus the new house.  

The company I've used in the past in no longer providing the service of reporting delinquent rent charges & damages to the three major credit bureau's. 

-Lease to buy @ $930,000 (currently appraised at $890,000)-2 year term with option to purchase at the end of term-Non refundable 3% option fee of $27,900 -Rent $4700/month If purchasing at end of term: Option fee applied to purchase and 10% of all combined monthly rentIf not purchasing: Option fee is non refundableSeller able to break contract anytime with 60 days notice if agrees to pay renter 2x amount of option fee.
