Either way, it doesn't matter - you should still use a real estate agent, have your financing lined up, get an inspection, use a good title company, etc. and cover all your bases regardless of what his intention is, or whether or not he's using an agent.

I don't have much of an advice but have a question: did you have the house inspected before you closed on the property?

Time from closing to rent depends on extent of renovations, how quickly your GC can start and how many jobs they have going on (i.e. is there stoppage of work at your job due to other jobs they are doing), and timing for permits and inspections. 

For home inspection I use Daniel Stevens and for Pest/Termite Inspection I recommend Cameron Chambers.
