The same as interest expense and amortization impact cash flow but not NOI.  

After all  are paid all expenses are taking care of I pay about $500 a month to live here.

It's under $500 so not an extreme expense but I argue that it falls under the NNN maintenance purview, responsibility of the tenant.

A bit more expensive and financing may be an issue.

Hey Seth - Since the property is in Michigan, I'm going to assume your loan amount would be on the lower end...make sure you check out the minimums for any lenders you speak with.

I currently manage the property so, I know that the operating expenses amount to $67,204 annually.I've done some research and found that the cap rate in our area typically falls between 7-8%.

The challenge for me is that I live in San Diego CA and the market is expensive and I compete with owner-occupiers who will pay top dollar.
