@Steve Babiak, I'm trying to figure the logic behind those questions.

Sorry, let me rephrase what I said.There is NO reasonable, or logical, or rational reason to lose money in a REI.  

@Amit M. seems to have figured out the adding value part so he makes $$I am part time in RE so I focus on making money going in buying at the right price and 10% rehab budget. to answer my logic of selecting the 4 suburbs1.

There could be a logical reason.

So I guess the more logical question isnt can you do it, it is does a small house meet an unmet need in the market. 

The next logical step to me is to find off market properties not on the MLS but since wholesaling is illegal in Ohio, I am hesitant to spend a bunch of money on marketing efforts since I can't wholesale any properties that I can't personally close on.Right now, I am continuing to research my local markets to see if any of the various municipalities have properties that work but have thus far not had any luck.

It wouldn't be logical for me to break a contract 45 days in just becausemy unit wasn't rented.

Following that "for the kids" logic, perhaps if she hasn't thought about building assets to pass down to the kids, maybe that's something to consider - one investment property may not justify the hassle in providing for your kids whereas several properties, as permitted by future growth generated from the acquisition of a multifamily-house hack would merit some benefit.

As long as a request is logical and makes common sense, I entertain it.
