At that point, it's worth researching and finding a solution that better meets your needs.  

I've started working with a builder locally on our first Development/Build Project.

There are definitely rougher areas in the city itself, however mostly they can be a couple of blocks more than an entire zip code so it is good to have local eyes for a potential purchase. 

For the rentals, we always have a local "on call" relationship with a local investor to assist when needed.

Very rarely will a bank bid on a tax foreclosure, if it happens it's usually small local banks who would rather have the county do the foreclosure instead of them.  

As my avg rental period is <8 days, and I have <14 days personal use at the property and believe I can meet the material participation test, this should be a non-passive activity.Specific Questions on Material Participation:1) Do hours logged for material participation in 2022 include time prior to placing the property in service (i.e. first half of 2022)?
