It is easy to assume, but assumptions are only guesses and often clouded by our view of people.As you are out of state and this is clearly causing you stress, I would suggest talking to a few local property managers to see if they can take over management of the property.Vacancies do cost, though the price someone else quoted is higher than I've ever experienced outside of an eviction where lots of stuff was left behind and the place was not taken care of (both of those were probably $6K once I factored in lost rent).

Hi Michelle, Have a thorough inspection of the property conducted by a qualified inspector, particularly focusing on the condition of the home, agricultural infrastructure, irrigation systems, and the health of the avocado and lemon trees.

All monetary accounts had POD or beneficiaries listed (my sister and myself)  We did not want our parents'names to be tarnished by not paying the yearly taxes and their names published in the local paper as not having done so. 

I then check to see if there are any local laws that limit the number of STR rentals in the municipality.

Condo/homeowners associations supersede any local/county regs.

Do you have local REAs in your area?

Their health is more important.

The trouble is that I don’t necessarily have people like that in my immediate circle and I haven’t been working with anybody in my local REIA
