I have a 12 unit; as people have moved out we refurbished the apartments very lightly: new flooring, paint, caulking and fixing a few tiles etc.

I've dug through the forums and seen only a few light discussions on this issue, which confuses me a bit.I've read a lot about BRRRR, and everybody talks about buying/rehabbing with hard money and refinancing in a conventional loan.

I hope someone can really put some light into what the people who are landlords and in the business of rental property really do. 

Lighting is best done by an electrician. 

All of the light-colored paint got dumped in one big barrel and all of the dark-colored paint got dumped in another.  

When other agents show a property, they lock doors requested to leave unlocked, they leave windows open, they don't remove shoes when asked, leave lights on, etc.

Updated all lights and fans.

Even with our two family in order to rent a bedroom in our house they are making us install emergency exit signs and lighting!  

If so I think the buyer may be in a position where you have essential shown them what can be permitted but have removed their ability to utilize said entitlements by withholding the design that's been green-lighted by the jurisdiction. 

Typical things I charge for- professional carpet cleaning (Removed all the carpet so that is no longer an issue for my current properties)- professional cleaning services- ovens cleaned out- vents filters or anything else replaced  - all keys returned (I have and charge a rekeying fee in my lease)- all outlets tested and charged if they were broken - 5 year deprecated for paint (4 years equals they would pay for 20% of any painting needed)- light bulbs (per light bulb not working)- non reported leaks or holes or issues. - broken items in the property are also fixed and charged  My rent basis is 700-800 so my security deposits are one months rent.
