I did not know that .. again got tagged for that 1k fine get the license now all legal.. but 90% of the folks who may take a guru how to flip homes courses this wont be covered in this state.. and they are actively fining folks.

Your legal options are based on your lease...If they were good tenants and the place is in good shape, I would do everything possible to start marketing it right away before the current tenant moves out.

Worst case is you get nothing.I'm not a lawyer and this is not legal advice, but here are some reactions to what you stated in your post:If you can prove you actually paid the yard guy, and the landlord can't prove he did, you have a good argument on that line item.
