Only very heavy and difficult to move materials are usually laying around when I'm working on a place.

In an LLC, you would have an operating agreement that should cover these situations that could arise in the future and lay out rules ahead of time for how to approach them.You also want to look at whether a pass-through entity helps your bottom line and your taxes.

Materials like (tile, toilets, vanities, hardwood etc.).

No carpet, no tile, just fiberboard that was rotten.   

Shower tile trim is very detailed and takes time to do it right.

Worst case scenario, you then add glue-up acoustic tiles to the downstairs bedroom.
