In addition, I know that Madison, WI the 2nd largest city in the state, state capitol and quite famous for being a VERY left leaning city politically, has enacted many of its own additional landlord/tenant laws to the point where this same attorney recommends simply to "not bother investing" there in residential rentals.

Sure, there is Joe and Jane X living over their limits switching phones every six months and buying the largest TV they can get their hands on while living on Section 8 assistance, but there are other cases.

I'm wondering if you might want to target tenants other than military personnel, if they're too transient.I found a website on the largest employers and there seem to be a lot of medical jobs there.  

That is a major saving grace and one of the largest items in the "pro" column of buying CA RE for long term gains, in my humble opinion.

and I like to think I knew this was going to happen,  but lo and behold the Graton Indians bought the 120 acres right across the street and built the largest Indian Gambling facility in northern CA. and my property got swept up into the city limits and rezone from AG to mixed use resi and commercial.. value today once permitted conservatively 2 to 3 million.. did it give me cash flow No not one dime.. could it have gone no were sure could of.. did I get lucky I do believe I did... but at the end of the day it was on the border of the city limits and there was a Homedepot anchored shopping center and a freeway interchange one block over.. so I thought Some day.. and in another 5 years I think I will cash in.... and or I will build it out.But by the time that happens I will have owned it 25 years or so...

Prince George is considered the 2nd largest city in Northern BC, so it's not like it is deserted or anything. 

Tenant has informed that is suffering from anxiety disorder and provided letter from therapist recommending 'stress-relieving aquarium' of 'proportional size to the living area, no smaller than the largest television in patient's household'.Indicated found a great deal on cList for a 75 gallon saltwater aquarium with fish & coral and going to pick up this week. 

But, whenever I think about it lately, I've been thinking about how I could plan to make the largest amount of positive impact.
