She grew up in Cincy so knows the landscape pretty well.

I'd probably try and do a very minimal rehab like basic landscaping and basic paint to spruce the place up.  

While he would be new to completing an entire home renovation, a project such as this is within his scope of expertise since he's a licensed general contractor in Des Moines, Iowa and business owner of a landscaping architecture company in that state as well.Thank you in advance for any advice!

Outside: Removed large tree in back, added and cleaned up landscaping, removed deck and poured new concrete deck, added new siding in places, replaced gutters and covers and replaced all lights, doors/storm doors.

It can be as simple as coordinating landscapers, cleaners and handymen, or performing each of those tasks yourself.
