Especially with two little kids around. 

Years ago- had a tree fall in my backyard - and crushed a swing set for my kids who were young back then.

I also want to teach my kids how to control their narrative  - their stories - their lives...not be a slave to anyone else. 

Even the best-managed rental property will cause you some hassle and concern and headache eventually, and there are a lot more expenses that crop up over time beyond just the mortgage payments.Not to mention you will have to get a rental license, rental suitability cert, lead inspection (for kids < 7), pay Philadelphia BIRT and NPT taxes, keep records for your tax returns, etc.  

We spend our lives learning to make a living and telling our kids to go to school and get good grades.

When I was a kid haunted houses and scary decorations were the best part.

I'm not even kidding.

Hopefully you did your homework ahead of time on their company, how they operate, and how you may be able to help each other.

@Steve Vaughan - thanks for the feedback...I need to do some more homework on the implications of the deed of trust component and effect on seasoning requirement.

And we can move into a multi family, something I didn’t consider before we had 3 kids, which enables us to pick up more doors.
