The first unit kitchen layout wasn't functional so I moved a couple things around which created way more countertop space.

@Matt FisherIf you can get it for $205, that’s a little better but to me.. to lay out that kind of cash for 20-25% down at $220k, and a mortgage of $175ish, that’s not enough cash flow for me. but I buy differently, I buy crappy houses cheap and rehab myself, and cash flow tremendously.

You don't need much granite and could probably use remnant pieces with your layout.

Lay out the house rules from the start and make it clear that the lease must be followed if they wish to live there.

At some point, everything might actually be equal and it still may be worth selling so I can upgrade the property to a closer area to where I live and also to a nicer layout or a bigger house or something.Sometimes the rentability of the house has real value too that should be accounted for.

Intuitively I am thinking there should be more to it rather than just cashflow...
