@Adrian Horta, normally HML do not like to take the 100% risk in the deal, and want the person involved have some skin in the game - kind of to keep them motivated :-)

Howdy @Austin McConnell your skin will naturally thicken and adjust to living near the orange curtain.  

It would all depend on the scope and cost of the proposed improvements, how much skin in the game they think you should have in it, and if they feel the character and charm (or whatever) is not compromised.

But..Apparently it is a sin to have no skin to put in the game.

Being a landlord takes a tough skin and a shot gun and you must be religious and pray a lot and be a thug.

There is a strong rental demand in my market, and a healthy demand for RTO's.

Looking for creative solutions, we are well qualified with about 1.5m in assets (mostly stock) and healthy income to secure against.

That will involve skin from you and your confidence in your own sale closing.  

It takes perseverance, patience, knowledge, and a very thick skin, not to mention seed money.  

With the most conservative analyses, it's a healthy cash flow.
