Well before everybody was preaching Austin's virtues, I saw hammers firsthand swinging throughout downtown and close-in Austin and I began running numbers to see what kind of return could be had by combining low interest rates, high demand, and a market being driven by diverse levers at both the local and state level.Some of the questions I researched were:What areas of town and price points were most effected by the downturn?

Examples are mobile home parks, RV parks, and golf courses where the value of the property is not primarily derived from building(s) but rather from the improvements to the land.

On any given day there are dozens if not more golfers at the local golf clubs and ranges getting coached on how to swing golf clubs better. 

I don't see huge upsides as there is only a few years left in the up swing and after transaction costs, it's not that fruitful to buy now and hold for another 5 years or so.Also, I'm in earthquake country and insurance is a gamble at best as they may deny a claim.

I recently bought in to the do hard money advertisement and so far I have yet to close, I had a 60k purchase in a neighborhood that is a historic golf/university community and I was very disappointed because they claim the zip code has a high crime rate, but the area has its own security along with the city police patrols, and the neighbors say they have no problems.

Combining those two things results in massive swings in potential quote pricing.

Lots of lenders hang out at these REI groups and it might be worth swinging by one or two to maybe learn about some other things that we do here locally.I also wrote an entire post on this topic that you can read HERE. 

My advice would be to hit a bunch of singles before you attempt to swing for the fence.
