ANY LOCAL REAL ESTATE LENDERS FOR A NEWBIE IN TEXAS?

Hi everyone, first timer here! My husband and I are looking to start real estate investing and need recommendations on lenders. I have done some online research but thought to also check in here. 

Quick facts: Both have six figure jobs, are current homeowners and both have credit score at or above 800. We live in the DFW area and are looking to buy a single unit family home as a rental property on a conventional mortgage loan. 

We could do with some "dos" and "dont's" or best practices from those who have gone before us in this! Thank you in advance!

Do: talk to as many lenders as possible. Don't just take one opinion and run with it.

You can get better rates by shopping around and negotiating. Having a good relationship with a lender is beneficial too, especially if they know you can close consistently.
