Short listing a few cities is the fun part online; calling up, interviewing, properly vetting your future team is a lot of leg work - totally worth it though.

I will definitely lean towards doing turnkey first and get experience through that before biting on to something too big to chew.

Here we go with a fun challenge- I think New Britain has appreciated so much that duplexes that are not owner-occupied are just not worth it.

Keep your savings and invest it into rehab, if you love projects then buy something at a lower price that needs a little TLC/updating and have some fun and make some money/equity while you're doing it.And if you're here, it means you are at least a little curious about real estate investing, perhaps you buy something that you can keep and rent out after your next move.
