A friend and I are about to each close on our first buy and hold properties in Texas.

I am looking in areas that are more Air BnB friendly and starting to grasp that concept.  

I spoke with a friend who is a structural engineer and he said it looks like it could be pretty bad, so he suggested having someone take a look in person. 

One of my close friends has a negative equity mortgage for a property in Florida.

My friend who is an engineer thinks that the town should be dealing with the initial problem of the drain.

We're basically wanting to learn the ropes to serve ourselves when purchasing properties but would also like to be qualified enough to help friends out if they too are in need of purchasing property.Our big concern is that getting licensed will require my wife to have to work in an office setting for a certain period of time, which currently with the children is not an option.  

Some people would sleep very soundly at night and be their happiest to pay off their mortgage.
