Total speculation.The nice thing about casino gambling is that the rules and odds are clear. 

I’ve heard many times on BP that the 2% rule is impossible in the SF Bay Area…if you are lucky, maybe you can break 1%.

The main thing of course is to be aware of and follow all the additional tenant protection ordinances that seattle has which go a lot further than WA state landlord tenant law does.Seattle has a just cause eviction law ,    additional categories of 'protected class' that you cannot discriminate against,  there are rules around what you can and cannot consider when doing screenings  (you cannot consider most criminal history for example),   and there are rules forcing you for example to accept a six month interest free payment plan for deposit and last months rent if the applicant requests it.   

They immediately arrested the other tenant but that person was released hours later when it was ruled a suicide. 

We'll have had what seems like a valuable conversation, and then they will ask what color house I prefer, or what the "1% rule" is, or if I prefer wood/metal fences.

If you are looking at condos and townhomes it may be worth looking into whether they have rules on how many people can live in a single unit.
