That space is pretty competitive but inventory is easy to access and plentiful.Buying or creating private notes takes a different skill set in locating opportunities direct from note holders.

I can make those decisions with an email or access to the following information.The address of the housePictures of the following Kitchen Bathroom(s) (tub, vanity and floor) Roof (reasonably closeup) Front View Rear View Furnace AC Hot water tank Window, typical of the majority in the house Garage door Fireplace Driveway/Sidewalk Garage if free standing Main electric panel Anything wierd, or destroyed that is not on this listSome rehabbers may want comps, I run my own.

Its a 2700sq ft brick colonial... what we know is there are foundations problems, mold on third floor and in basement, water damage on first and second floor, needs a roof, kitchen, windows.

It'll need foundation repair, siding, refinished hardwood floors, kitchen remodel, and probably some electrical work although that hasn't been inspected yet.Is it better to get one general contractor or several specific contractors for each of the different jobs?

Registered Architect but I landed here.The people I see day in and day out who are making real money (aside from the company owners) and seem to have really happy lives are the owners of the trade contractor companies (HVAC, Plumbing, Electrical, Flooring, Elevator, etc.)The money and lifestyle is with the company owners then passes over the employees and then shows up again with the trade contractor owners.So then I second what others have written here... be very careful about getting trained to be an employee (ie going to college, get a degree, put out a resume....).

Here is what I know and I'll post pictures soon as he is going to email them.2/1 12x70Needs floor work in kitchen and living room, outer pane of glass broke in kitchen causing leak, roof needs new coat of Cool Seal (3yrs since done), leak in roof caused floor damage in living room before seal was done, LR and Hall carpet cleaned/replaced, will Not come with heat/air, will Not come with appliances.I will have to move the property because they purchased a new MH.

It was my understanding that as soon as a new tenant occupies a space the old tenant is not obligated to continue paying.
