Typically when an agent inputs the data for a listing, the property tax amounts are automatically filled in with data from the county public records.

If so just pull the sold data for cash only financing.

Experienced investors I work with understand the RE lead marketing is continuous effort and at time takes 2 yrs or more to finalize a deal from probate and inherited leads.  

I'd much prefer if The Millionaire Next Door was the top recommended book - its written by a statistician and is backed up by real data.

Don't believe all the hype that your asset is protected in an LLC or CORP because a good lawyer or data researcher can find your asset no matter where you hide it.

Once you have your final lead inspection and get lead certificates, the lead inspector will also provide you with documentation which shows the cost of the deleading.

I've also been talking to quite a few of the female species about this and they all agree also and we all know they will mostly make the final decision when buying :-)
