Thanks @Brian Levredge, I was interested in Chattanooga some time ago and made a trip last year to explore and check out the neighborhoods and seems like you are reflecting a lot of similar sentiment to numerous other people I was able to speak with.

The thing that's tripping me up with it is that it doesn't NEED the repair right now, and may never need it in the future, but there's a higher risk of it happening for sure.

I advise people starting out to pick a market where you can get there easily - you need to visit yourself to get familiar with the areas, the kinds of deals available, and arrange trips where you can attend REIA meetings where you can meet people on the ground.

My husband and I have a trip planned for this summer to visit the area.

The best way to keep a liability claim at bay is by providing clean and safe housing that focuses on not being negligent in repairs or deferred maintenance (specifically where people walk or go up and down stairs as trips and falls I would bet are the most common).

After a dozen+ deals, they trust their agent knows what they want, but they still make semi-annual trips to meet with their team, and lay eyes on their assets.  

That said, general locations should be known.One thing to keep in mind is that neither ST2 or ST3 appear to be designed to accommodate express trains, which means a trip from Tacoma or Federal Way to Seattle will take a lot longer than you might think.
