There were only a handful of nationwide insurance companies willing to rate liability insurance on STR management, and almost none (none?)

Current rate is 4.75%.

California investors, what are your thoughts about my ratings below? 

I think a HELOC is the best option 95% of the time, especially with rates on the higher end. 

The HOA told me they require a sound dampening rating of 67% for upstairs units, and I ended up getting CoreTec ProPlus which has a 57 STC (sound transmission control) rating (I had to call the manufacturer to get that info). 

I could move out and rent, but dont know where I would go to pay a lower monthly rate the I currently pay. 

I am hesitant in doing so due to my low interest rate.

Rent rates are about the same.
