They weren't offering to act as a QI or facilitate the exchange, those were their conditions for allowing me to move the lien/collateral to another property (which they have no obligation to do).

From there facilitate with the investor and try to put the deal together. 

Obviously the exchange documents (agreement, ID letter, etc) and tax return have document retention requirements and those would be needed to facilitate any IRS or state tax inquiries.  

The best thing to do is to read the numerous of other threads on here titled “how to invest X amount of money”.What I suggest will be different then someone else vs what you may decide to do.
