I say all this because I'm excited to say that I am starting to take my first step towards my goal with anaylzing deals for my first rental property..........

It sounds like the agent got excited by having some good activity on the first day.  

I'm excited but not quite sure how to move for forward with the transaction.He will be providing money only (likely we will purchase a property outright, no loan).

I find that to be very exciting.

I'm very excited about diving into single-family to four-plex rentals.

I am excited, but I am currently working on getting up to speed with ideas, concepts, do's and don't's, before just jumping in with both feet.
