My dad is still an active agent.......yes my father is still kicking and he has not done a SS either, so this should be interesting....LOLAfter I have a POA in hand and a listing, I think we can start.In the mean time, with the information I get I'll contact the bank and give their REO department a shot accross the bow, informing them of the circumstances and request a short sale package be sent to the owner's address in his name, I'm sure I can swing that.Just in my case, dad and I will go in and talk to the RE Broker with the listing and inform the broker of the circumstances and I will be his non-licensed assistant, hired gun, LOL.Second thought maybe I should do this before I do a POA as internally in that brokerage they may want a third party appointed.....hmmm, might have to deal with that mother after all.

But you can expect your cash flow to worsen if / when you encounter some of the expenses that tend to be overlooked (for example: vacancy, eviction, legal, accounting, certain capital items like replacing heaters and roofs).You can hope that rents will start to increase I guess, but with a 3 year lease you are sort of locked in even if that were to happen in your area.

We've encountered on multiple occasions licensed sales associates, who, it seems to us, should know better, responding "Hey, this isn't a cash offer; it's financing-contingent, so if your lender up and dies Seller and I are out of luck;" to which we say, in essence, "Um, no; what about this doesn't look like a loan commitment?

i have since found it's easier to just set up a mailbox..i went to a small mom and pop packaging store here...it's in a convenient location on the bus line, and near most of my properties...they'll allow tenants to come in and hand them 'mail' for my box..of course it's rent payments, but they still put in an envelope so nobody snags the money order...if it's a partial payment i return it and don't issue a receipt..if it's a full payment, i drop off a receipt..i go out once a week to drop off receipts...efficient?

hii bought a house in las vegas in nov 2011, but when we closed the title company put the wrong address down. i then corrected it with the county in dec. i never got any mail or welcome package from the hoa. i didnt know who it was, and didnt know if it was billed monthly quarterly or yearly. last week i called my RE salesperson because it has been 6 months and still nothing.

I have encountered a few of these as well....I always call in an architect/engineer to draw up plans to bring the unpermitted area to current building codes, pull a permit to do the advised work, get the work signed off on and the permit closed-now you have a permitted addition with drawings from a licensed architect, permit from the city, and you can keep the redesigned space for sqft.
