You need to put the pieces in place, attend local REI meetups all the time, build a strong buyers list (the easiest part, actually), and then market and market and market and market.

Further, they require notice to the end of the month: give notice on Feb 15 and they will say tenant doesn't have to move out until Apr 30 because they won't pay for only half of April.I avoided this delay by asking the tenant to agree to move out earlier, a.ka. cash for keys.

This would be much less labor once the tenants are placed but I cut my cash flow in half or more by going this route.

You might have 8 months of collecting "profit" and then have one bad incident that demands all of that "profit" and drives you a couple thousand more into the red.On a property that's generating a healthy $500-$700+ profit a month, I'd either be driving it back into the property to fix any immediate cap ex threats or saving half for a future investment, and half for padding the emergency bank account

I have 5 multi family investment properties. the easiest and cheapest is to up the rent $25-$50/month depending on how many people in the unit, and just buy a set off craigslist for $200 total.
