There are would be issues with multiple dwellings on the the same lot and you may not even be able to get permits to build two separate dwellings, especially if the lot is not zoned for multifamily.

As I am researching insurance for STR, is it better to go with Proper Insurance, who claim to be the only STR out there (I have not reason to doubt that claim), or is the standard Rental Dwelling coverage from any number of companies enough. 

A Vacant Dwelling policy would not be the form I would normally  recommend if you are doing renovations (although some Vacant Dwelling policies can be endorsed for the Renovation work)

The Fire Protection for the town, the condition of the dwelling, the age of the dwelling, coastal locations, etc. all can impact the company that works out best.  

In my opinion, AI will take over most of the time-consuming tasks that are required of professionals in most career fields, leaving the more human-facing aspects to the people to handle.
